From the minute a property is assigned to JC Capital, it is entered into our system. It is then tracked through every phase, from pre-foreclosure to closing, and monitored according to established time parameters for each phase.
JC Capital has divided the entire REO management and marketing process into statuses and the sub-category steps comprising each status. This results in the identification of each segment required to move an asset quickly and efficiently through the management and marketing process to shorten cycle times. Each step of the process is defined by its function and performance criteria. There is a corresponding step report, which identifies the number of days each asset has been in that step, as well as the information required to efficiently move the property forward to the next step.
The "step reports" were designed to identify time-sensitive "delivery" dates keyed to each segment of the process. These critical deadlines are scrutinized daily to monitor the performance of the broker, the appraiser, the contractor, the attorney, the closing company and JC Capital personnel. By actively managing each segment of the process within its own performance criteria, we minimize exceptions and nearly eliminate anything from "falling through the cracks."
